I'm a joint owner of a HDB flat and own a private property as well. If I sell my private property, can I buy another private property immediately? Any extra levy or stamp duties etc that I would incur? Thanks

Hi,

Yes if you are local, there will be a 7% ABSD on the 2nd property purchase. Max loan attainable will also be lower if you still have outstanding loan. Thanks and hope to assist further.

If you buy another private property immediately without the existing property sale transaction completed, you will have to pay 10% stamp duties with remission (Legal firm to claim back upon you completed the sale of 2nd property)

Afternoon,

Depending on when was your private property purchased, you will need to watch out for seller stamp duty. If both properties were purchased long time ago and your are SPR, you will be required to sell off your HDB upon key collection of your next private property.

Dear Sir/Mdm,

Yes you can purchase another private property immediately. However, there may be a Seller Stamp Duty which is payable when you sell the property.

For buying, there is an Additional Buyer Stamp Duty (ABSD) of 7% when purchasing a 2nd property as a Singaporean on top of the normal Stamp Duty of about 3%.
