Good afternoon Mr Hu, You have to take note that being a foreigner, you will subject to additional buyers stamp duty of 15% (of purchase price) on top of estimated 3% buyer's stamp duty. I will recommend you to speak to my bankers to advise you on your in principle approval to gauge how much loan can you obtain. Procedures will be as such: Once you are interested in an unit and agree on price, issue 1% cheque to seller. Exercise option with another 4% with bank's letter of offer and stamp duties within 2 weeks at law firm. Then wait for about 6 to 8 weeks to collect keys.
