I'm a china investor, I would like to buy a 3 bedder condo in woodlands, what is the procedure ? Can I buy? If can how should it goes about as I need to secure a unit before end of the month. Do I need to pay any levy or tax? Mr Hu

Good afternoon Mr Hu, You have to take note that being a foreigner, you will subject to additional buyers stamp duty of 15% (of purchase price) on top of estimated 3% buyer's stamp duty. I will recommend you to speak to my bankers to advise you on your in principle approval to gauge how much loan can you obtain. Procedures will be as such: Once you are interested in an unit and agree on price, issue 1% cheque to seller. Exercise option with another 4% with bank's letter of offer and stamp duties within 2 weeks at law firm. Then wait for about 6 to 8 weeks to collect keys. Dear Mr Hu, Any foreigners are welcome to purchase property in Singapore but subject to 15% Additional Buyers' Stamp Duty (ABSD) besides the 3% normal stamp duty. The procedure is first to find a suitable unit and pay 1% option fee if it is resale, 5% for brand new project. Thereafter, you will need to pay additional 4% within 2 weeks to exercise the option( for resale). As for brand new project, you will need to pay 15% within 8 weeks from date of option. Other payments will depend if you require a loan from bank. For resale, full sum to be paid upon completion while project sale will pay according to payment schedule.
