It is very normal to have this tug-of-war between practicality and emotional attachment. At 62, your body and daily routine are starting to look toward ease of living, while for your wife, this home holds decades of family memories, familiar neighbours, and comfort.

Instead of framing it as an "all-or-nothing" choice, evaluate the trade-offs across four realistic pathways:

---

### 1. Option A: Right-Size to a 2-Room Flexi or 3-Room Resale Flat

* **The Practical Upside:**
* **Easier Upkeep:** A 2-room Flexi (approx. 45–47 sqm) or a 3-room flat (approx. 60–68 sqm) cuts daily vacuuming, mopping, and window cleaning by more than half.
* **Elder-Friendly Design:** Newer flats have step-free flooring, wider doorways, and wheelchair-accessible bathrooms.
* **Unlock Cash & Retirement Payouts:** Selling a fully paid 4-room flat allows you to pocket the net cash difference. Under the **Silver Housing Bonus (SHB)**, eligible seniors aged 55+ right-sizing to a 3-room or smaller flat can receive up to **$30,000 to $40,000 in cash bonuses** when topping up CPF Retirement Accounts, boosting monthly CPF LIFE payouts.

* **The Emotional Concession:** Relocating means adapting to a new estate, smaller living area, and parting with bulky sentimental furniture.

---

### 2. Option B: Stay Put & Rent Out the Spare Bedrooms

* **Best Compromise If Your Wife Refuses to Move:**
* Since your flat has empty bedrooms, renting out 1 or 2 rooms generates **$800 to $1,100 per room monthly**.
* **How to Maintain Privacy:** Only take in a single, quiet professional or student who does minimal cooking, or hire a part-time domestic helper once a week using the rental income to eliminate the cleaning burden entirely.

---

### 3. Option C: Stay Put Now, Monetise via Lease Buyback Scheme (LBS) at Age 65

* If neither of you wants the hassle of packing, moving, or having tenants, you can stay in this exact flat.
* Once the youngest owner reaches **age 65**, you qualify for HDB’s **Lease Buyback Scheme (LBS)**. You sell the tail-end 30–35 years of lease back to HDB, retain enough lease to cover you till age 95+, receive an LBS cash bonus of up to **$15,000** (for a 4-room), and top up CPF LIFE for higher monthly payouts—all without leaving your home.

---

### 4. How to Bridge the Conversation with Your Wife

* **Do Not Force an Immediate Sale:** Tell her you are not putting the house on the market tomorrow. Suggest spending a weekend visiting a newly completed 2-room Flexi or 3-room showroom or estate nearby just to see how modern senior-friendly layouts look.
* **Explore Staying in the Same Neighbourhood:** If she loves the estate, look for a smaller flat within a 5-minute walk of your current block so your daily market, clinic, and kopi spots remain unchanged.
* **Refurbish for Senior Living (EASE Scheme):** If staying put is the final verdict, apply for HDB’s **Enhancement for Active Seniors (EASE)** program to install grab bars, slip-resistant floor treatments, and wheelchair ramps in your current flat to eliminate future safety risks.
