hi everyone, we are seriously think abt getting our 1st home. we’re abit stuck on whether we should buy now or continue renting for another few yrs.. Me and my wife’s combined income is around $9k/month, we hv abt $70k in cpf oa between us n around $50k in cash savings. Currently, renting a room in Bukit Panjang for $1,200/month, so we’re not exactly in a rush to move out…. We've been looking at a few options like getting a 3 bedder resale hdb in a more central area, buying a 4-bedder in a non-mature estate, or applying for a bto n waiting 4 to 5 yrs i guess. we’ve also thought abt eventually getting a condo, but not sure if that’s realistic or even necessary for us.

**Stop renting a room and secure a 4-room non-mature resale HDB flat now.**

While paying $1,200/month for a rented room in Bukit Panjang feels low-stress, it drains **$57,600 in 100% dead cash over 4 years** with zero equity built. It also offers zero privacy or space for family planning.

With a **$9,000 monthly income, $70,000 CPF OA, and $50,000 cash**, you are in the ideal financial bracket:

### 1. Loan & Grant Leverage

* **Monthly Servicing:** Under the 30% Mortgage Servicing Ratio (MSR), your maximum monthly installment is $2,700. Your combined monthly CPF OA contributions (~$2,070) will service almost the entire mortgage, requiring virtually **$0 cash out-of-pocket monthly**.
* **First-Timer Grants:** You qualify for the **$80,000 CPF Family Grant** plus the Enhanced CPF Housing Grant (EHG), providing up to **$85,000–$90,000 in direct subsidies** credited into CPF OA.
* **HDB Loan Quantum:** Approx. $570,000 to $600,000 at 2.6% p.a., supporting a safe flat budget of **$620,000 to $700,000**.

### 2. Why Option B (4-Room Resale) Wins

* **Versus BTO (Option A):** Waiting 4 to 5 years traps you in rental limbo. Renting a full flat while waiting drains $140,000+ in cash, wiping out BTO profits. Furthermore, new Plus/Prime BTO flats impose a restrictive **10-year MOP**.
* **Versus 3-Room Resale (Option C):** A 3-room flat (2 bedrooms, ~65 sqm) is too small. You will outgrow it quickly once a child arrives, incurring high moving and stamp duty friction.
* **Versus Private Condo:** Entry suburban condos cost $1.5M–$2.0M (requiring $375k+ downpayment). Your $120k liquid capital cannot support this safely today.

A 4-room resale flat (Bukit Panjang, Choa Chu Kang, Woodlands) provides 3 bedrooms immediately. Your $70k CPF OA plus the $80k Family Grant fully covers the 20% downpayment with zero cash wiped out. This leaves your $50,000 cash intact to fund $35,000 in essential renovations while preserving a $15,000 emergency fund. Crucially, a resale flat has a **standard 5-year MOP**, giving you the flexibility to upgrade to a private condo in your mid-30s from a position of financial strength.
