Hi all, (single 35 M) Currently staying with my parents i’ve been saving for a while and was thinking of finally getting my own place next year . nothing fancy , probably a resale HDB that I can stay in long term!! (cant’ wait)
The thing is parents are getting older and dad recently mention that they may eventually move in with my younger brother if the flat becomes too much for them to manage Thatt means theres a chance the family flat could be sold in future , but no one really knows when or what the plans will be.
Now I’m wondering if I should actually buy my own place now, or just continue staying with my parents for another few years and see how things play out.
Part of me feels like I’m wasting time because I’m already 35 and still don’t have a place of my own i but at the same time if my parents end up moving out or selling their flat in a few yrs i might have more flexibility then and wont be stuck making a rushed decision now.

**Buy your own resale flat now.** Waiting around for vague family plans will only trap you in housing limbo and erode your purchasing power.

Here is why taking the initiative today puts you in full control of your future:

---

### 1. You Avoid "Forced Involuntary Buying" Later

If your parents decide to sell the flat in 2 to 3 years to move in with your brother, you will suddenly be forced into the market under a strict ticking clock (typically a 3- to 4-month HDB completion window). Buying under pressure leads to rushed compromises, overpaying on Cash-Over-Valuation (COV), or being forced into expensive interim rentals. Buying on your own timeline next year lets you view patiently, negotiate effectively, and renovate calmly.

### 2. The Subsidy Window Unlocks Substantial Grants Now

At 35, under the Single Singapore Citizen (SSC) Scheme, purchasing an eligible resale flat qualifies you for substantial first-timer subsidies:

* **CPF Housing Grant for Singles:** Up to **S$40,000** (for 2- to 4-room resale flats).
* **Enhanced CPF Housing Grant (EHG):** Up to **S$60,000** (income-dependent).
* **Proximity Housing Grant (PHG):** Up to **S$10,000** if you purchase within 4km of your parents' current home.

These grants directly reduce your mortgage quantum and capital outlay. Waiting risks potential income increments crossing grant caps or resale price inflation eroding your purchasing power.

### 3. Your Parents' Sale Won't "Trap" You

Having your own flat does not restrict your family options:

* **If they sell:** You already have your own independent sanctuary; you won't need to compete for space in your brother's household.
* **If your parents ever need care:** A 3-room or 4-room resale flat gives you ample space to host your parents if living with your brother ever proves crowded or unsuitable.
* **Capital Retention:** After the 5-year Minimum Occupation Period (MOP), you have full flexibility to rent out rooms, rent out the entire unit, or right-size.
