Hii all - i m getting married sometime next year and there is a chance i ll be overseas for a few months after the wedding because of work. ideally i would really like for my partner and i to have our own place before that happens, but i’m not sure if that’s realistic given our situation. we didnt go for BTO earlier because when we first got together we werent really at the stage of planning for a house yet. we tried our luck with a few SBF exercises but didnt manage to get a decent number either. so now resale seems like the most practical option since at least we don’t have to wait years for construction . the problem is my income situation is quite irregular at the moment because of the nature of my job, so our hdb loan eligibility isnt enough for the kind of resale flats we’re looking at. My Parents have offered to let us stay with them in the meantime, so financially we won’t be stuck without somewhere to live. Rental or staying with parents what make sense?

**Stay with your parents.** Renting right now makes little practical or financial sense given your upcoming overseas posting and your current loan eligibility constraints.

Taking a step back reveals why staying with family is the strategically superior move, alongside steps to solve your borrowing hurdle:

---

### 1. The Overseas Posting Factor

If you are posted overseas for a few months shortly after the wedding, renting an entire flat means:

* **Paying "Empty Rent":** S$2,600 to S$3,500 monthly leaving your account while one of you is not even in Singapore, or while your partner is left managing a rented household alone.
* **Fixed Lease Lock-In:** Standard Singapore residential leases require a **1- to 2-year commitment**. If your overseas assignment gets extended or shifted, you are legally tied to a lease you cannot break without forfeiting a 1- to 2-month security deposit.
* **Double Moving Stress:** Rushing to view, rent, move in, furnish, and pack right alongside wedding preparations creates immense logistical friction.

---

### 2. Renting Directly Cannibalizes Your Future Purchase

Renting for just 12 to 18 months drains roughly **S$35,000 to S$55,000 in pure cash** (rent + deposit + agent fees + moving costs).

Because your HDB loan eligibility is constrained, you will need every dollar of cash on hand to bridge downpayments, potential Cash-Over-Valuation (COV), and renovation costs. Throwing that cash into someone else’s mortgage weakens your purchasing position.

---

### 3. How to Overcome the "Irregular Income" Loan Hurdle

When you apply for an HDB Flat Eligibility (HFE) letter with commission-based, freelance, or variable income, HDB (and banks) apply strict income haircut rules:

* **The Variable Income Haircut:** Irregular income is averaged over the last 12 months, and lenders apply a **discount/haircut (often up to 30%)** to stress-test your repayment ability.
* **Bank Loan Option (75% LTV):** If HDB’s concessionary loan quantum is insufficient, consult mortgage bankers. Commercial banks can sometimes be more flexible in recognizing commission trails, freelance contracts, or latest IRAS Notice of Assessment (NOA) figures compared to HDB's rigid automated income formulas.
* **Building a 12-Month Paper Trail:** While staying with your parents rent-free, focus on accumulating 12 consecutive months of solid income deposits and filing a clean IRAS tax return. This will significantly lift your recognised income and maximum loan quantum by the time you return from overseas.

---

### Recommended Action Plan

1. **Move in with your parents after the wedding:** Agree on clear boundaries and house contributions so everyone stays comfortable.
2. **Complete your overseas posting:** Let your career and earnings stabilize without the pressure of a ticking tenancy clock.
3. **Save 60–80% of your take-home pay:** Funnel what would have been rent into your purchase war chest.
4. **Reapply for HFE / Bank IPA upon return:** Armed with a stronger 12-month income record and higher cash reserves, you can enter the resale market from a position of financial strength.
