If you are a Singapore Citizen and first timer, why not wait till you are 35 years old to buy a 2RM BTO direct from HDB under Single Singapore Citizen Scheme.

ok, back to your question, assuming best scenario of
1)you are Singapore Citizen,
2)no debt (like car loan or any other loans),
3)fixed $4500 monthly salary,
then you are eligible for a 80% loan of a $750,000 property. Max loan tenure of 30 years.

For the $750,000 property, the $130k you have is insufficient to pay the 20% downpayment.

If you have cash of $44,500 from your combined CPF/cash, then it would covered the min 5%cash downpayment + legal fees + stamp duty as well as the 15% CPF portion. In this case, you can look around a max $570,000 studio unit. With this amount, the number of studio unit is limited.
