ok, back to your question, assuming best scenario of
1)you are Singapore Citizen,
2)no debt (like car loan or any other loans),
3)fixed $4500 monthly salary,
then you are eligible for a 80% loan of a $750,000 property. Max loan tenure of 30 years.
For the $750,000 property, the $130k you have is insufficient to pay the 20% downpayment.
If you have cash of $44,500 from your combined CPF/cash, then it would covered the min 5%cash downpayment + legal fees + stamp duty as well as the 15% CPF portion. In this case, you can look around a max $570,000 studio unit. With this amount, the number of studio unit is limited.
