Hi,

You are eligible to rent a whole HDB unit from open-market.
But you are not eligible to rent a HDB unit from HDB.

For downpayment of a private estate, just as you have to know the following:
(1) Private property can only loan from bank
(2) Maximum loan from bank is only 80% of the property selling price
(3) Remaining 5% of the purchase price must be cash.
(4) The next 15% can be by cash and/or CPF.

And yes, lots of cash is involved in purchasing private property.
For you case, you should consider a smaller unit from non-urban area if you decided to go ahead for private property, which selling price is lower to suit your finance.

And yes, in actual fact that private property does provide higher Return-On-Investment than HDB.
