Hi

House valuation is done by a valuer. Which is essential in calculating the loan for buyer.

Normally seller would get estimated selling price around the vincinity from agent, but that is not valuation, but base on transaction data. You will still have the option of setting your own selling price.

Valuation is done by HDB (if it's a HDB flat), or the bank's valuer (if taking a bank loan for private property).

Agent, Seller or Buyer do not have a say in what the Valuation is.

The valuation of a property is established primarily for home loan and CPF withdrawal purposes as well as stamp duties.
