Good afternoon Michael,

rental market is pretty crazy at the moment. Even though the highest rental transacted in 2022 was $2800, we can set a higher asking to test the response and select the best out of all offers in terms of rental rate, tenant profile etc.

Even my landlord at cashew park condo is thinking of asking $4500 for his 3 +utility while existing rental is $2500.

As a rough gauge, you can expect anything from $2500. The exact rubric depends on many factors such as elevation of unit, condition, orientation, facing and location. Moreover, the marketing plan most likely contributes to a generally higher rental achieved.
