If Tenant requesting early termination of a hdb flat TA for 2 years by giving notice at the end of 1 year. Is the security deposit of 2 months forfeited by Landlord? Does Landlord has the right to claim full 2 years rental? Thank you.

This was being raised by lots of people. Whether or not early termination leads to something shall strictly dependent on the contract both of you signed.

Hi Mr Leong, for your case, that would depends on the terms on the tenancy agreement and what is the reason of the tenant not renewing? Tenant was asked to relocate or he just simply don't want to stay on anymore? Both will have different impact.

Hi Mr. Leong,

If there is no diplomatic clause or exit clause written in your TA, then early termination from any tenant may come with a penalty.

You should find a replacement as soon as possible. You have a right of claim against the full two years only if you have proven that despite all the efforts (with evidence) of finding a replacement tenant, you are still unable to get one. The onus to prove this lies on you. During this period of vacancy, the ex-tenant is supposed to continue and pay rent.

Of course, sometimes due to financial hardship of the tenant or your goodwill, there are ways to resolve this amicably.
