Dear owner,
I strongly disagree with what Aaron has mentioned that there is nothing wrong on your part. Aaron has also highlighted on the integrity issue, and by dealing with the undercutting salesperson without the non-exclusive salesperson, your integrity is also being questioned. Technically, as long as your non-exclusive salesperson can proof that he is the effective cause of sale, he can seek for commissions to be paid to him and I always believe that a salesperson has done what they should in showing the property and generating a right offer, therefore he or she should be duly paid. You should get in touch with this salesperson immediately and inform him that the buyer's agent is performing unethically and you reserve the rights to write into their respective agency to get the ethical portion of their salesperson right.
(Unless if the buyer's salesperson has tried to make an offer through your salesperson but he/she did not want to work on this cobroke offer, then the scenario will be different.)
