If you want to sell it off fast, you must first win your competitors in the development and nearby development. I will suggest to do a bank indicative first then you offer to sell it off at bank indicative or slightly lower than it or even maybe can match the price of the cheapest on going selling unit.
As nowadays, buyers are quite price sensitive so as long as you are willing to let go at cheap price, they will grab it.
