this link will give you an idea, base on what business /activities you are doing, which class B1 or B2 should you be renting.

In general,
B1 - does not impose a nuisance within 50m
B2 - nuisance buffer > 50m

Hi Darryl,

As a general guide, the more pollutive and hazardous the trade, (noise, welding, chemical discharge etc), the more appropriate is B2. Of course, some trade might fall between B1 and B2, and it will be safer to get a B2 space for such trades unless the landlord specifically allows it to be carried out in a B1 space, subject to authority approval.
