For Private property, the agent that helps you scout and eventually close the transaction, will get his commission from the Seller.

If the seller has an agent, then YOUR agent will share the comm with him.

As a buyer of private property, you need not pay commission.

I have direct buyers who contacted me to view properties that I advertise for my seller.

Through the viewing session and brief conversation, I get to know their needs and requirements. And i have indeed, help them (acting as his agent) found their dream home.

For purchase of HDB, only the deal is closed then pay commission. As for private condo, generally buyer agent will asked to share the commission with the seller agent.
