If I sell my fully paid EC and wish to purchase resale HDB, there is a 15-mth waiting period:
1. I would like my seller agent to help me find a rental flat, can this requirement be added in the agreement with the agent?
2. When can I exercise OTP for the new resale HDB, is it after 15-mth waiting period?
3. How long is the process to complete the purchase of resale HDB, is it 6 months? 4. So as an estimation, I will need to rent a flat for 2 years (this extra cost will need to be considered in the selling price of my EC)?

Hi Daniel,

Yes sure I provide a holistic solution until you smoothly transit to your new home (sale of EC, rental, purchase hdb). Has the EC attained the MOP of 5 years? If you are below 55 years old, yes the 15 month wait out period after selling EC applies before you can purchase resale HDB

2) 15 months after your sale completion of EC, you can start to apply HFE. The HFE is required before you can OTP for any resale flat. Adding another 3 months conveyancing time plus 3 months reno and house hunting. You should lease for a period of 2 years.

3) Yes we can try to factor in this extra costs but it also depends on market sentiment and prices, supply demand within the same EC .

Hi,
1.If your EC is privatised and MOP is over then yes, you have to wait 15months to apply for HFE with HDB and then only can exercise OTP for resale HDB.
2 for the rental part, it can be discussed with the agent, most will agree but it may occur charges but can be discussed mutually to come to an agreement.
3.On paper it may take 3-3.5months but in practice it may take more than that due to their massive backlog.
4. Yes 2 years lease is ideal if you need to go for rental option.

Good morning,

Yes you will be subject to 15 months waiting period if you wish to downgrade to a resale HDB and you are below 55 years old.

1. It's definitely okay to engage a representative to represent you in rental transaction.

2. You need to apply for HFE after 15 months waiting period. Only with a valid HFE then you are eligible to commit to a purchase.

3. Legal completion from issuance of OTP to completion might take 3.5 to 4 months if its immediate submission and not granting any extension to sellers.

4. Resale market is all about willing buyer willing seller. As a seller, of course you can choose to mark up and whether any buyer willing to match.

Hi,

Yes, as long as the EC has hit the MOP period, there will be a 15month wait out period unless you are above 55years old.

As long as you have come to an agreement with the seller agent, he will be able to assist with your rental of flat.

The OTP can only be exercised after the 15 month wait out period, and of course you may consider applying for HFE as well.

The quickest transaction will take around 3months to complete, provided that the seller is not requesting for any extension and no delay on the backend paperwork. Factoring in renovation if needed of around 3 months.

This means a rental period of 2 years is ideal to make the process smooth.

As for whether you want to factor in the rental charges into your selling price of your EC, it is all up to you, as that is purely dependent on what you are looking for.

You will be unable to enter into any Option To Purchase until your EC is sold and you have fulfilled the 15 months wait out period. You can engage an agent to assist you with your rental during this transition. 1. Yes it is possible to engage your agent to help you to source for a suitable rental flat. The agent would be able to give you an overview of the rental process and highlight the issues that you will need to look out for.

2. After the 15 months wait out period, you will then be able to apply for the HDB Flat Eligibility Letter (HFE). The application takes about 1 to 2 months. Once you have the HFE, then you will be able to get a OTP.

3. The purchase process takes about 3 to 3.5 months and you will need to buffer some time for renovation as well. I have assisted a few of my clients who are in the same situation as yourself and I usually recommend them to rent for 2 years to be safe.
