It is clearly spelled under tenancy agreement on how these are compensated if damage.
Landlord responsibility:
Ensure all fittings and furniture are in reasonable condition which is usable condition.
Tenant responsibility:
Ensure no intention to purposely damage provided items.
If these items are damage due to fair wear and tear or accident, generally, tenants are to bear the repair cost up to $150/item. The exact amount is negotiable, $150 is just a guide.
Thus both parties when doing inventory check, current conditions are to be listed and tested to ensure it is agreeable what and how much that both parties shall bear.
For instant, if the chair is already in rocky condition but still in one piece, but may fall apart after few more sittings. Both parties shall agree whether to replace without or with cost on the spot and ensure it is written down and signed by both parties.
