Hi Joyce,

Many people have the wrong conceptions that only 1 party needs to pay. I have to say that as long as you have engaged the services of a professional, be expected to pay professional service fees for it. The good thing here is there is no fixed rate and all is up to negotiations, regardless you are landlord/tenant/seller/buyer. Should your salesperson appointed tells you that you need not pay, then take it as a bonus for you and not by default, as we are governed by regulations that we cannot represent both landlord and tenant. In most circumstances, most tenants would be unwilling to pay this service fees as they will be coughing up thousands of dollars monthly for the rental, while landlord on the other hand is collecting rental monthly. Landlord will hope to have tenants taking up their units as soon as possible instead of leaving it vacant for months therefore usually landlords will be engaging the services of salesperson to market their property for rent. I noticed that you mentioned "lowest". I do hope that you would not expect to work with a professional agent and pay him/her the "lowest" fee.

At times, rental cases might have difficult situations between Landlord and tenants. That is when you need professional help from these agents, whom would usually provide you with critical advice for your decision-making and help you through these difficult situations.

However, rest assured that competition is strong in Singapore's real estate industry and well-governed by the government agency, CEA. Most agents would NOT over-charge or ask for more than our worth for the deal.
