I wouldn’t outright indicate that they are counted as seller agent, but in most cases, they are. I have heard of cases too where sellers engage the services of agent to market the property but expect the agent to take commission from the buyers, and such agents who take on the listings are usually newer agents without leads to work on. I have also heard of unethical practises where listing agent engages the team of agents to market the property and expect to collect from the buyer too. Whichever the case, I always feel that being upfront will be important so if you genuinely has a concern in paying commission for the purchase, you should clarify if agent fees will be applicable before arranging for viewings. This will save a lot of inconveniences from travelling down for the viewing and incurring time and transport costs. Purchasing a home should be a happy process therefore I like to keep it that way although I do not agree with the unethical practises.
