Hi Kristine,

Are you purchasing as a Singapore Citizen household? If you are, then you will only be eligible to rent out the whole unit after meeting the 5 years Minimum Occupation Period. This is regardless if any home loan is taken for the purchase.

If you are not purchasing as Singapore Citizen household, then you will not be eligible to rent out the whole unit.

Hi Kristine,

The 5 years MOP apply regardless of how you purchase the HDB, meaning you have to stay in one of the rooms during MOP, and can only rent out the spare rooms. The whole unit can only be rented out after 5 year MOP period is over.

For private property, there is no such restriction. You can rent out the whole unit upon legal completion transfer of the property.

Hi Kristine,

1) There was a short period in the early 2000s when you could rent out the whole unit without a loan after 2.5 years.
2) Now, the HDB has aligned all types of purchase scenarios to a standard 5yrs Minimum Occupation Period.
3) Therefore you have to stay in the flat for at least 5 years before being able to rent out the whole unit.
4) The above is provided when the flat is at least owned by a Singapore Citizen.
5) The whole flat cannot be rented out if this is owned by an SPR household, i.e. all SPR owners and/or occupiers.

All HDB despite the mode of financing have a MOP period of 5 years. During these 5 years, you are not allowed to rent out the whole unit. You are only allowed to rent out bedrooms. You can only rent out your HDB flat after you have met the 5-year MOP, assuming yours is a Standard Flat. In future, Plus and Prime flats are not allowed to be rented out wholly.
