Hi. If you buy it under Trust and its your daughter first property,there will be no ABSD. However it will have to be full cash.

As per your question , yes you are correct NO absd payable , please note NO loan can be obtain when buying under TRUST , in other words pay the property in full CASH .

Alternatively , your daughter can buy a private property on her own since she is 21years old , please note about loan , only owner can borrow for the property , therefore ONLY her income alone is assessed , when getting a loan .

When you purchase a property under a trust, there is no need to pay Additional Buyer Stamp Duty (ABSD). However, do note that you will not be able to secure a loan for the purchase and there are some costs involved in setting up a trust and maintaining it.

Hi Ms Sophie Lim,

I believe you have gotten the general answers you are looking for by now. So to reiterate, if your daughter currently does not own any residential property then only BSD (Buyer Stamp Duty 3% - $5,400) is applicable. ABSD is not applicable if the beneficiary is a Singaporean citizen buying his/her first residential property.

However, you may already know that when you are buying a property under trust, it has to be in FULL cash payment which may not always be the most optimal solution. I understand that you are planning to purchase your next property and working out all possible options but you don't have to do this alone.
