The stamp duties (BSD+ABSD) will be payable within 14 days of exercising S&P, hence its within 8 weeks of booking unit. The government has repeatedly mentioned it is premature to revise any cooling measures. Gem Residences 1 bedroom units are fully sold, you might want to consider other projects? Dont think these cooling measure will be removed soon as there isnt much decline in the property prices.

By the way, last 1 bedder in Gem is looking at $775k. Care to share why are you looking at Gem?
