Hi,

There are both pros and cons.

It still lies on the people who is dealing with it.

The major concerns of a landlord are:
(1) Promptness on rental payment.
(2) Housekeeping and upkeeping the place.
(3) No abuse of electrical appliances.
(4) Not causing nuisance to neighbour
(5) Repair/replace any damages and fault upon handover.

Tenant in person are more prompt to keep promise to the above 4 factors except may be (1).
This is just personal opinion and cannot represent whole industry rental environment.

There are pros and cons of corporate vs personal lease.

1. If it is the company, we can need to check that if it is a legitimate business and that it is financially sound.

2. Prompt payment.

3. They may have cleaning services.

4. They may have their own professionally prepared tenancy agreement and inventory.

I am unsure what type of HDB and its location you have available for rent but put it simply, it is a challenge to find a matching tenant these days therefore I would highly recommend not to look too much into whether it is a corporate or personal lease, unless you are fine to leave the apartment vacant until you find a tenant that matches the profile you are looking for.
