I assume you are asking about Additional Buyer's Stamp Duty instead. In order not to incur any ABSD, you should ensure that the buyer for your current place has exercised the Option To Purchase for your unit before you exercise the Option To Purchase on the unit that you are purchasing.

There is no resale levy for private condos. That's only for buyers buying a second subsidized flat or brand new EC.

What you meant could be Additional Buyer Stamp Duty (ABSD)? If you wish to avoid paying 20% ABSD (for Singaporeans buying second property), then you would need to plan the Timeline for both your Sale and Purchase in such that the Buyer for your current condo exercises the OTP before you exercise the OTP for the condo you're looking to purchase.

You might also wish to cater some time for renovation purpose for your next condo. These can be well managed if you have the guidance of a proficient agent to assist you in your housing shift.

Hi,

If you are referring to the ABSD, you will need to pay if at the point of exercising the OTP of your next property, you still own 1 property count which is your existing private property. The OTP exercise date will be used as the reference point. If the buyer of your condo has exercised the OTP, you would have zero property count and can go on to buy the next property without ABSD (assuming you are singaporean)

- If you are selling your existing condo and buying another one to move into, you generally will not need to pay the Additional Buyer's Stamp Duty (ABSD) as long as you sell the first property within a stipulated period.
- However, the Seller's Stamp Duty (SSD) may apply if you sell the existing condo within three years of purchase.
