If i am a tenant and i am looking from guru to rent a place,i do not need to pay any commission at all as i am tenant and the commission is pay by owner right? If i am lazy to arrange the timing on my own and i engage any one of you from here,i also do not need to pay the commission right?

Dear tenant,

No, whether commission is payable or not you should always check it up front when you call up for any listings. If commission is applicable from tenant's end, the salesperson will need to make it clear up front to you.

Yvonne has also put it quite bluntly that if you decide to engage a salesperson, then you should pay for the salesperson's services. It is similar to taking a taxi, you pay for the taxi fare.

In saving up on service fees, there could be a tendency of missing out on the better units as some salespersons are not open to share commission, therefore unless you go directly to the listing salesperson who is collecting commission from the landlord, you are unlikely able to get access to such units. Then again, when the salesperson is representing the landlord, you could be subjected to unfair terms and conditions in the tenancy unless you are very familiar with the tenancy agreement clauses.

Hi, pls note that nothing is free in this world. We do have families too and need to put food on the table. And do you think that any agent here would bother to assist you further if upon hearing that you are not going to pay commission? Hope it makes some sense to you.

Generally, tenants need not pay comm.

Agents split the comm they get from Landlord.

Having said that, as a guide, If the rental amount is below $3000, and/or the lease is only 1yr, often time, Tenant needs to pay comm as well, but just Half the amount.

To an agent, closing a $10,000 rental and $3000 rental, the amount of work done is the almost the same.

So splitting the small comm, for the same amount of work, to get a smaller share, doesnt pay off at all.

Hence, landlord agent tends not to share the comm. Hence tenant need to pay half the amount.

Hi,

Once you decide to engage an agent, you should pay commission to your agent. We are all professional real estate salespersons, not a charity organization.

If you have no intentions to pay any commission, please do not mislead agents and state upfront that you are not willing to pay commission.

Nevertheless, you can still call the landlord agents one by one to do your own arrangements for viewings and negotiation.
