In such circumstances, always examine the tenancy agreement signed to see what are the possible exit clauses. Just like what Aaron has indicated, most 2 year lease agreement for expatriates comes with a diplomatic clause where the tenant can exercise after 12 months stay with 2 months notice period to the landlord, therefore shortest stay period will be 14 months, however, I do come across cases where tenant requests for diplomatic clauses to be in after 6 months lease.
If there is an absent of such clause, then I am afraid you stand to lose not only the deposit amount but landlord can in effect, expect the rental of the entire tenancy to be paid. In such scenario, it is best to speak to the landlord and resolve the situation amicably and see if you are allowed to locate for replacement tenants.
