If a letter of intent (LOI) was signed by tenant and landlord and 2 months security deposits were received by landlord upon signing of the LOI. Later the tenancy agreement (TA) was also signed by the tenant but no 1-month rental was given to the landlord. The reason given is the start date of the tenancy is 1 month and 15 days away. The landlord was asked to sign the TA without receiving the first month rental.
Please advice whether the tenant or the landlord has at any time got the right not to honor the deal?.
