You can go without an agent for your Purchase. But with an agent that might help as he will shortlist the house that suits to all your requirement, plan the viewing schedule for you.
Another good point is having the same agent for your selling and buying. Reason being with the same agent he will know your timeline. So he can manage to get some extension of stay for your HDB when he sell it for you. The extension stay is important for you as while you are renovating your landed, you can still stay in your HDB. Once you shifted over to your new house, then your agent will pass the keys to the HDB buyer.
