I would like to seek advice regarding a tenancy handover issue.

I signed a 2-year tenancy agreement, which requires air-conditioning servicing every quarter.

Unfortunately, my husband misplaced the receipts for the first year of servicing. We have searched through multiple boxes, as we are still in the process of unpacking after our move, but have not been able to locate them yet.

However, we do have all the servicing receipts for the second year, as I kept those receipts myself. This includes the most recent servicing receipt, which confirms that all the air conditioners are in good working condition.

My landlord, who is also the property agent and currently lives overseas, wants to deduct the cost of four servicing sessions ($400) and a gas top-up charge ($150), for a total of $550, from our security deposit.

May I ask if this is common practice?

If you have indeed done the servicing - perhaps the easiest way is to ask the service-person to re-issue the receipt, especially if you have used the same company throughout.

For the separate gas top up, it depends if that is stated in your tenancy agreement as your responsibility.
