Evening Jim,

For condo, bank will try to match the selling price. However, if the bank is not able to match the selling price, the balance will be paid by cash, by the buyer, as bank will not be covering that particular component. You may consider it as the so call "COV".

Hi Jim,

As far as private property is concern, typically a buyer will check if the bank can match the asking price of the seller before committing to an offer and therefore the price offered would like be able to be matched by the bank or the buyer has sufficient funds to cover the difference in amount should the value fall short of transacted price during proper valuation itself.
