Last transactions are for smaller units late last year 08 and Mid 09 in comparison to your enquired unit of 1500sqft.

Unit transacted in Mid 09 at thereabout 1.5mil, thus for your unit in view of the current buying frenzy must fetch more than 1.5mil. Price determining factors are facing, tenure (Freehold/ 999/ 99, etc), Stack (unit no), level. Other condos nearby plays a part also in determining sale price for your unit.

Now what you require is a valuation by a bank in which they will provide you an indicative figure for your reference only. If you need I can arrange the necessary at your convenience.
