Good evening,

It really depends. You can find more information on the master plan if you have the address. Some shophouses are listed as commercial on first floor while residential on second floor onwards.

    The masterplan has showed that the level 1 is commercial and level 2 is residential. However, the property I am looking at, level 1 is residential after my lawyer consulted URA. While the property agent said it is commercial. Can I take legal actions against the seller and agent as they have sold the level 1 shophouse as commercial?
Dear sir/madam,

As what YT has indicated, you will need to check clearly on the residential and commercial status as 1 shophouse can have different status on different levels and the ABSD applies for the residential quarters of the shophouse if you have an existing residential property on hand in Singapore.
