As you are privy to this information with the HDB, you should speak to them and ask for an explanation of how the calculation is done.

Unfortunately, it is hard to tell how much the cash proceeds from your sale will be due to the lack of information. You can calculate your estimated cash proceeds via HDB's Sales Proceed Calculator here (https://services2.hdb.gov.sg/webapp/BB24SaleProceedCalculator/BB24SSaleProceedsCalc). The step-by-step guide is fairly easy to understand. What you need to know is the recent selling price of similar HDB flats in your area minus your outstanding mortgage loan, resale levy (if you intend to buy a BTO flat), CPF utilised plus accrued interest and the deposit paid by the buyer (max $5,000). Input the numbers and HDB's site will do a quick calculation if it will be a positive or negative sale.

You are required to put aside a portion of your CPF in your Retirement Account once you reach 55-years-old.

Hi Ms Carol, To advise you better, we will need the details of what HDB has given to you. Unfortunately, I would estimate the sales proceeds of your unit be very minimal given that you have bought your place 2 years back which market was still on bull run and selling now when sentiments are very low in the resale market. The sales proceeds calculation does not change should you sell now or later (ignoring HDB's conditions to pay certain percentage). It is based on the selling price to deduct the sum of outstanding loan, CPF funds utilised inclusive of interest and any other miscellaneous upgrading costs.
