we plan to sell 3 room hdb and purchase 4/5 room resale hdb.
we are both pr. if we BUY first and SELL later :
1. what is the applicable absd rate? since we will sell the 1st hdb within 6 mth
2. possible to get bridging loan from bank until we secure buyer for 1st property?

Hi

As HDB regulations require you to sell away your existing HDB within 6 months of getting the next HDB, the applicable absd rate should be 5% since you are SPR household. You may wish to write in to IRAS to confirm.

The bridging loan is only possible for application when you found a buyer for your current HDB, and they have exercised the OTP on that. You may not need the bridging loan if you can time both sale & purchase process concurrently, such that the sale completion will be done prior to purchase completion. It involves delaying of submission timelines, and close coordination of all parties.

If you’re an SPR family buying another HDB, ABSD is likely **5%**. Since you must dispose of your current HDB within 6 months, it’s best to double-check details directly with IRAS for certainty.
