I wish to sell my HDB flat due to personal reasons & its only 2 years what are the terms & conditions. I hve wrote to my MP to request to sell my HDB flat after 3 years & HDB has given approval but I need to pay a certain percentage & I don't really understand. Would you be able to explain on how the calculation is done. And how much estimated would I be able to get back from the sales proceed before I reach 55 years of age. And what if i sell 5 years after I reach 55 years.

Afternoon Carol, The amount you need to pay is know as the seller stamp duty. For any residential owner who are selling it within 4 years from key collection, with effect from 14 Jan 2011, will be liable for this duty. Since you are into your second year, you will be liable for 8% tax, of your selling price. The cash proceed for sales now would likely to be lower than that of selling later, due to the requirement to pay your SSD. Do feel free to contact me for further discussion.
