Hi,

There is also the 3% Buyer Stamp Duties (BSD) on the market value of the share amount transferred, and legal fees approx 5k or more depending on complexity of case, and any potential administrative fees imposed by the bank for the bank loan refinancing. Costs for decoupling is the legal fees around $6k to engage 2 law firms and stamp duty payable for buying over the outgoing's share.

I do understand that you dont wish to pay ABSD for owning a second property. Perhaps we can have a review to discuss and explore what are your options on how to own 2 properties without being restricted by cooling measures.

If there's a property with a better potential than your existing property, will you consider?

The estimated legal fees would be around $5k.

Apart from that, Buyer Stamp Duty (BSD) is applicable. The amount would be dependent on the % of shares as well as the valuation of the property to be transferred.

You wrote properties as in plural or at least 2 property ,

Please note beside paying normal buyer stamp duty of the part share , in addition , ABSD is also payable on the part share of the 2nd or more property onwards .

Alternatively you can consider selling all your existing property , thereafter each buy 1 property without having to pay ABSD.
