I wish to consult you about the approval process of En bloc especially with the authority & land owner.
For instance, a private 99 years apartment/condominium, after it receive more than the stipulated % (80%) acceptance by residence, besides approval by land authority which understood to be needed, does it has to obtain other approval, e.g. the original land owner.
I am assuming that all 99 years land though existing owned by lessee, will have its original owner which could hold the land as freehold, or other longer term than 99 years. What will happen when 99 years expiered, who will own the property. whether an en bloc need to obtain the ultimate land owner approval ? Correct me if this concept is wrong. In such circumstance, there would be some 99 years condo/apartment can never get en bloc if the original land owner has no intention to release the approval ?
