I was told by an agent that it is common practice for tenants to move into the property a few days before the actual start of the lease, even though this is not indicated in the contract. Can someone advise me if this is indeed true?

Dear Mr Ong,

For most of the cases which I have handled, tenants do request for early takeover and some of my landlords do agree to it out of goodwill especially for working families with young children where settling in may take a longer period but as far as I am concern, I will usually let my landlord and tenants know that any such arrangements are out of good will and does not constitute to default practise. All SP services account should also be transferred to the tenant's name on the day they take over the premises and the 30 days warranty period which usually comes with each tenancy will also be dated from the day tenants takeover the premises. Hi Neil, it is not true. The move in date stated on the TA meant that the tenant can only start their lease on the date which was stated and no earlier than that. However again it is negotiable on the move in before the start of the actual lease.

In Singapore, the standard Tenancy Agreement (TA) outlines the terms and conditions agreed upon by both tenants and landlords. While the TA specifies the lease period, payment details, and other relevant clauses, there isn’t a common practice of moving. so up to landlord approval and normally i advise landlord to allow ONE DAY BEFORE ( MAYBE NEXT DAY TENANT NOT FREE) WITH UTILITY ALREADY TRANSFERRED UNDER TENANT NAME IF IT IS WHOLE HOUSE RENTAL >> FEW DAYS BEFORE IS NOT PREFERABLE FOR LANDLORD IF THERE IS NO EXTRA RENTAL INCOME >> SOME LANDLORD MIGHT APPROVE WTH A VALID REASON OF TENANT .
