I want to rent out my HDB flat (MOP completed) Do I apply for HDB approval first or I can engage an agent to market my unit first & only once I have the confirmed tenants then I apply? Please advise. Thanks!

Hi,

You can apply after tenants are confirmed. But the agent has to be well versed with hdb subletting policies since there are certain restrictions in terms of max occupancy and tenant profile. Either way is fine, but it is definitely preferred that you apply for the approval for sublet first in the process and then register the tenants details once they have been confirmed. In fact these can be done concurrently.

    Yes, you can apply first before entering the tenant details, while most landlords will do so together with the update. If you are doubtful if you can rent out or not, of course the best way is to apply for approval first before updating tenant particulars. They are 2 separate documentation processes.

I’m confused as my sister said I need to have confirmed tenants with their details to submit everything together for approval. I need to know these details as I am planning for the move & engage an agent to step in because I will be overseas soon.
Hi, appreciate your sharing. For room the approval only require 10 mins using your singpass. Usually we market the room first and secure the tenant. After both parties is ok with the agreement then we proceed to do the HDB approval

Hi Sir/Mdm,

Before renting out, we will need to check whether the tenants' profile can satisfy the Non-Citizen Quota. Once the tenant is secured and the lease is signed, we can then apply to HDB for approval. Once approved, there is an admin fee of $20.

If you intend to rent out your HDB flat (MOP completed), it is safer to obtain HDB's approval first before you can rent out the whole flat or any bedroom(s) to tenants who are not your family members. Therefore, it is recommended that you apply for HDB's approval before engaging an agent to market your unit or confirming any tenants.

To apply for HDB's approval, you can submit an online application through the HDB Resale Portal or via hard copy at any HDB Branch Office. You will need to provide details such as your personal particulars, flat details, and proposed rental rates. HDB will assess your application based on several criteria, including your eligibility to rent out your flat and the suitability of your proposed tenants.

Once your application is approved, you can engage a licensed property agent to market your unit or find tenants on your own. However, do note that you must comply with all relevant laws and regulations, including the HDB's terms and conditions for subletting. This includes ensuring that your tenants are eligible to rent your flat, and adhering to the maximum number of tenants allowed to stay in the flat.
