Hi, Yes it is possible for you to gift your private property to your grand daughter. However in the future when she want to BTO in the future, she will have to dispose of her private property and observe a waitout period of 30months.

Hi Steven,

Your grand daughter needs to be age 21 or above to own a private property under her name, otherwise it has to be held in trust. As such, when she turned 21, then she can takeover, but her HDB purchase eligibility will be affected if we are basing on existing regulations. She will need to relinquish her ownership in this private property for a period of 30 months before she is eligible to apply for BTO and 15 months if she is going for resale HDB.

She can only be eligible to legally own a private property at age 21, so the transfer via gift can only be done then. If its urgent, you may want to set up a trust and register her as the beneficiary. However it will affect her BTO application next time as private property owner need to wait out 30 months after selling private property before they can apply BTO.

If you gift your property to your grand daughter it will affect her BTO application because she will need to sell off the private property and observe a 30 months wait out period before she is able to ballot a BTO with her partner.

1) You can only gift the private property to your granddaughter when she reaches 21 years old.
2) It is mandatory in Singapore that the minimum age to own a property must be at least 21 years old.
3) I assumed you were referring to a private residential property.
4) Once she receives the private residential property, she will not be eligible to apply for a BTO/SBF or to buy an HDB flat.
5) She has to observe a 15-month wait-out period to buy a resale HDB flat without grants and an HDB loan after selling the private residential property.
6) She has to observe a 30-month wait-out period to submit for balloting the BTO/SBF or to buy a resale HDB flat with grants and an HDB loan after selling the private residential property.
