Hi Anonymous, thanks for writing to us on AskGuru.

You will need to pay a downpayment of 25% on the purchase price of the condo. If it's worth $750k, this amounts to a downpayment of $187,500. The first 5% will need to be paid upfront in cash, while the remaining 20% can be paid in either cash or using your CPF. As a PR, do take note that you will also have to pay a 5% Additional Buyer's Stamp Duty (ABSD) if this is your first home. Having questions about how much money you need to spend upfront
to buy a condo? Check out this guide: https://www.propertyguru.com.sg/property-guides/how-much-do-you-need-to-spend-upfront-when-buying-a-condo-10413

Hope this answers your question.

Good afternoon, the initial outlay will be 5% cash and 15% CPF OA funds or cash if shortfall for 20% downpayment provided you can obtain a 80% bank loan. Other outlay will be estimated 3% buyer stamp duty, 5% additional buyer stamp duty applicable as a SPR, $3k legal fees, valuation fee and stamp duty for mortgage. How much cash and cpf oa funds do you have on hand? Hope to hear from you soon. YT Tan ECG Property 9111 5171 Yt.lovelyhomes@gmail.com Read More

Good evening! Thanks for the prompt reply. If you have $170k cash and cpf oa funds, you should be able to afford a $608k Property. This is taking 20% downpayment and estimated 8% stamp duties into consideration. As for your in principle approval, my banker will contact you and advise you on it so you can gauge how much loan you can obtain. But do take note max loan tenure is 30 years or up to retirement age of 65 thus you will be able to loan around 26 years and you are able to finance the monthly mortgage repayment by cpf oa funds. Last of all, you have to form a family nucleus with a SC or SPR to purchase a resale hdb. You cant purchase it as a single spr. Hope my explanations help. Maybe we can contact via email, whatsapp or even we chat as propertyguru doesnt prompt us if theres any reply to our post. Hear from you soon.
