Good morning buyer,

I am afraid to inform you that based on current regulations, there is no way to avoid ABSD on your second residential property purchase in Singapore or obtain a higher loan to value loan.

But nevertheless maybe if you are able to share more information about your current situation, I might be able to come out with suggestion.

Btw your current private property is solely owned by you or there's another property owner as well?

Hi,

Unfortunately no, MAS requirements state that for the 2nd mortgage loan the maximum LTV is 50%. If you have purchased your current property under sole name, and wish t get a 2nd under your sole name as well, unfortunately also no, you can't lower the ABSD. It have being by MAS on the loan quantum for second mortgage and by IRAS on the ABSD. Hence it would be tough to avoid compliance to these requirements.

Hi Sir/Mdm,

Unfortunately, there is no way that you can lower the ABSD. If there are more than 1 owners to the property, you may consider decoupling so that the outgoing party do not have to pay the ABSD when buying a property.

As for the amount of loan that you are eligible for, banks are only able to grant you a higher loan ie. 80% loan to value if you do not have any outstanding mortgage loan. Therefore you may want to consider paying off the current loan so that you are able to leverage further. The maximum loan is also dependent on the Total Debt Servicing Ratio requirement.
