I want to buy a condo with budget of $1-1.3m in the east coz my wife wants to stay near to her family. Will Tanah Merah be a good choice? Also should I choose new project or re-sale unit in terms of value appreciation coz I want to re-finance it later and get a second one.

Hi,

Tanah Merah is one of the more established private residential areas in the east, its definitely worth a consideration if you are only looking at the eastern region. For capital appreciation potential, its proximity to MRT, good schools, changi business park and airport mean its perceived value will hold up well.

Between new project or resale, it depends on your timeline and preferred size and lifestyle requirements. You can consider The Glades which has just received its TOP, there are still limited larger units available which I be happy to share more on the latest pricing and availability.

There are Pros and Cons on new launches, Vs resales.

Most if not all new launches are 99 LH, and has a much higher PSF than older, FH resale condos.

With a max budget of $1.3mil, going for new launches, probably only gets you a 2bedroom at best.

There are 3 bedrooms FH resale available at your budget.

Think through what you need now,
what suits you
what size suits you
etc

Dear sir,

Convenience versus value retention or even apprecation, which is more important in your purchase? Purchasing a property for own use and investment are 2 seperate subjects as the good old days where properties value will increase multi-folds over the years are gone.

On 1 hand, we are talking about dollars and cents (price appreciation), while on the other we are looking at intangible values (convenience) which cannot be measured. It is always a struggle to find a proper balance.

Tanah Merah area has seen a fair bit of developments over the years. I can still remember when I first started out in real estate, there were still plenty of undeveloped land plots but today,we are looking at easily 6-7 developments where it is ready for immediate occupation, with another project just launched.

What will be the impact on the number of units available here over the next few years? Will you be able to realise whatever potential value there is given the amount of prospective competition and supply in the resale market should you decide to liquidate or rent out this apartment?

Dear Sir,

In my opinion, you should not be looking at Tanah Merah as there is an oversupply in the area. This would mean that you will face strong competition when selling your unit in the future and if you decide to rent out the unit, you will also not be able to get a tenant easily due to the large number of units for rent!

If you are looking at the east, I have a recommended project which may make sense to you. With your budget of 1.3 mil, you may either get a 4 Bedroom dual key unit or a normal 4 bedroom unit. The dual key unit will allow you to rent out the studio portion and use the rental to offset your monthly mortgage.

The project is also located in an area that is undergoing tremendous transformation and this would mean that you will have a great upside potential for capital appreciation in the future.

I have already recommended a few of my clients this project and they all found the interior layout to be practical and ideal.
