Hi,

May I know what are your plans and objectives, and which projects are you comparing with? Typically newer condo launches have better capital appreciation potential due to its better condition and facilities, longer balance lease etc and its easier to get resale demand. I can assume that you are looking at a 2 bedder.

If that is the case, a size of 650 sq ft - 850 sq ft will likely be acceptable to tenant if the layout makes sense.

But as you are aware that size and layout are one part of the equation to an investment property.

If you want to buy a condo unit for investment, you might want to consider a new one, as there would be greater appreciation potential, and rental yield.

If you'd be staying in the unit, I'd suggest a dual-key unit, which you can stay and rent out at the same time, and maintain your privacy.

1. You may want to consider which project will be able to fetch you higher rental yields since you are purchasing the property for investment. From ROI point of view, then decide which is a better choice.

2. For new projects, the landscaping, architectural style and facilities may be better while older resale projects have more spacious layout which may be more attractive to tenants.

Good evening investor,

you should be looking at either net rental yield or capital appreciation for the right investment property.

Alot of factors will affect these two. Surrounding amenities, ease to public transport (MRT, buses), tenureship (freehold, 99 leasehold) etc.
