Morning,

In general, private property buyers are not required to pay their agent commission because the seller agent are supposed to split their comm with their co-broke agent. However, as some sellers are not willing to provide standard commission rate, the unit that you like may have an issue of the seller agent is not able to split their comm with your agent. This would be one of the reason that agent will need to collect commission payable from the buyers.

Normally buyer's agent will collect their cobroke commission from the seller's agent.

Dear sir/madam,

I would like to put it this way that as long as you have appointed a salesperson to source units for your viewing and purchase, do your financial plans considering that you have to pay for the service fees of a salesperson such that the appointed salesperson will also be motivated to source good units for you as well as help you secure the best deal. This will also in turn motivate the selling agent for their assistance since they need not share the cake with your salesperson.
