I signed two year lease with tenant. I was not too happy with the profile but agreed as the agent assured me that all will be well.

Now, 8 months into lease, tenant want to move. Agent says if I get replacement tenant then cannot ask for deposit forfeit. Please advice.

Afternoon CK,

I would say you need to look back into your TA. For 2 years lease, there should be a diplomatic clause attached to it. You should then be able to get your answers. Alternatively, you can contact the salesperson who have assisted you in the previous transaction to work things out for you.

    Hello Mike, thank you for your reply. There is a diplomatic clause for 12 months + 2 month notice. Tenant says he has to leave the country. Can I still ask for the 2 months deposit forfeiture? Thank you.

Hi Mr/Ms Tan,

For breaking of lease, does this fall under diplomatic clause? Otherwise there should be no breaking of lease.
