I saw the layout for the units in J Gateway and feel there is too much wasted space. For the 3 bedroom 800+sqft unit, the balcony and aircon ledges added together is almost the size of two bedrooms and the balcony and aircon ledge for a 400+sqft one bedroom unit is as big as one bedroom. All units in the development have equally large amounts of wasted space. That being the case, is this development really worth $1500 to $1700psf when balcony and aircon ledges are deemed as wasted space? I have checked the URA site which states that the GFA of the balconies is allowed to be computed over and above the Master Plan control, subject to
a cap of 10%, which makes the bulk of the balcony wasted space. Nothing is mentioned of aircon ledges forming part of the GFA. With that in mind, I would be careful about paying a high premium for a project like this.

If this project does not fit your requirements, you may wish to consider Waterfront @ Faber or Lakeville. In any case J Gateway is already 100% sold, thus you may wish to consider the above mentioned projects. Thanks and may I share with you the value-buys and understand your requirements further?

    I have no interest in buying this project, just shocked that the authorities would allow this project to be marketed at such a high price with all the wasted space. I do not think the buyers had enough knowledge about GFA to know what they were actually paying for. They probably thought that all wasted space are counted as part of the GFA.
Hi Sam, every project will have its pros and cons. As for J Gateway and even Lakeville, it is all about the location if you do follow closely with the recent news. There are many other projects which does not have much wasted space where it comes with a smaller balcony. Pls feel free to let me know if you need any assistance.

Dear Sam,

A developer or architect cannot cater to everyone's preference therefore they can only follow the theme that has been created and work along it. In all real estate transactions, we are talking about willing buyer and willing seller otherwise there can be no transactions, and obviously, if a project is 100% sold out, it speaks volume about the hype ormprospects on the project. You can probably identify with some other projects which suits your preference in terms of layout and price which may nit attract other buyers.
