Good evening buyer,
I assume that you are looking to purchase an unit for own occupation.
Normally for unit selling with tenancy, you have to purchase it with tenancy.
Usually sellers wont terminate the tenancy agreement because they will subject to penalty according to TA.
Some standard clauses will be:
1) pro rated commission to tenants for what they had paid to their representative
2) might have to pay security deposit to tenant for breach of contract etc
Thats why you will seldom encounter sellers that will terminate lease for the sake of buyers.
You might want to consider units selling with vacant possession (without tenancy).
