I’m turning 30 next year and currently looking in buying a one bedder condo probably in the northern part of SG. With a basic income of 3.5k/ monthly.
1)how much can I Loan from the bank based on my income?
2) what the down payment require upon purchase?

Hi Ms Lim,

Based on the figures given, you can loan approximately up to $467k.

As for downpayment, you will need to set aside at least 20% of the purchase price, out of which 5% must be in Cash, with the balance 15% can be from CPF.

You also have to take note of the Buyer Stamp Duty (approx 3%) and also Additional Buyer Stamp Duty (ABSD) if you're a PR or foreigner.

From the given information, you should be able to loan approximately $467K. It would be good to check with a banker to ascertain the loan quantum. Should you need me to refer you to a banker, do let me know.

The downpayment is 20% of which 5% Cash and 15% from CPF fund if it is sufficient. The balance will be from bank loan

In addition, you are to pay Buyer Stamp Duty (approx 3%) and Additional Buyer Stamp Duty (ABSD) if applicable depending on your residential status and property ownership count. There will be a conveyancing fee.
