I’m going through a difficult time right now as my mother has suffered a stroke and is currently bedridden. She relies entirely on us for her daily needs, and I find myself in the challenging position of needing to hire a helper to assist her. This situation has really taken a toll on our finances. In an effort to ease this burden, I’m considering moving into my mother’s house and renting out my two common rooms.

Unfortunately, my current four-room HDB flat is still under the Minimum Occupation Period (MOP). It’s tough because my mother is very sentimental about her home and is resistant to moving to my place. I'm just wondering, is there any possibility of renting out the two common rooms before the MOP ends? Your guidance would be greatly appreciated.

Hi,
Since you will be moving to your mum's place, locking up one room and leasing your two rooms is illegal. As such, your only option is to seek HDB's approval to seek an exception based on your mother's health. This might be possible as I have seen such cases before. HDB handles such matters on a case by case basis.

Yes, you should be able to rent out your bedrooms only before MOP. Under your existing circumstances, you may even consider to appeal to HDB to allow you rent out the entire unit if there is a need to. Read More

Under current HDB rules, you generally cannot rent out the whole flat or even individual rooms before your MOP is completed, except under very specific circumstances approved by HDB. However, given your situation, you might be able to apply for special consideration on medical or compassionate grounds. Sorry to hear about your situation. As per HDB website, you can rent out 2 of the common rooms if you own a 4-room flat, regardless of the MOP period. You are only not allowed to rent out the entire flat during MOP.

Note that you and your authorized occupiers must continue to live in the flat with the tenants during the period of rental. Locking up a room and renting out the rest of the flat without physically staying in it is not allowed.
